Person applying SPO Anti-Condensation Paint to the underside of a metal garage roof to stop condensation dripping

SPO Anti-Condensation Paint for Metal Roofs: Stop Dripping Condensation in Garages & Workshops

Why Metal Roofs Suffer from Dripping Condensation

If you've experienced water dripping from your garage, workshop or shed roof despite having no leaks, you're dealing with condensation—one of the most frustrating problems for UK metal roof owners. When warm, moisture-laden air inside your building meets the cold metal roof surface, water vapour condenses into droplets that gather and drip onto your vehicles, tools, machinery and stored belongings below.

This problem intensifies during winter months when the temperature difference between inside and outside is greatest. Metal roofs are particularly vulnerable because metal conducts heat rapidly, making the underside extremely cold. The result? Constant dripping that can damage equipment, cause rust on tools, ruin stored items and create an unpleasant working environment.

Before and after metal roof condensation

The Professional Solution: SPO Anti-Condensation Paint for Metal Roofs

SPO Anti-Condensation Paint shown in its front-facing tin.

SPO Anti-Condensation Paint is specifically formulated to stop condensation forming on metal roof surfaces. Applied to the underside of your metal roof, this specialist coating works by insulating the metal surface and raising its temperature, preventing moisture from condensing. It's the proven way to eliminate dripping condensation and protect everything stored below.

Key Benefits for Metal Roof Applications

  • Stop Dripping Completely – Eliminates condensation forming on metal roofs, keeping your garage, workshop or shed bone dry
  • Protect Your Assets – Safeguards vehicles, tools, machinery, stock and belongings from water damage
  • Prevent Rust & Corrosion – Keeps metal surfaces dry, preventing rust on both the roof and items stored below
  • Improve Working Conditions – Creates a more comfortable, dry environment in your workspace
  • Long-Lasting Protection – Durable coating that continues working year after year
  • Cost-Effective Solution – Far cheaper than roof replacement or expensive ventilation systems

Step-by-step preparation infographicProper surface preparation is absolutely critical for long-lasting results on metal roofs. Follow these steps carefully for professional results.

Step 1: Remove Rust and Loose Paint

Removing rust and flaking paint from metal

Start by removing all rust, loose paint and flaking material from the metal surface. We recommend removing rust mechanically using a wire brush, angle grinder/drill with wire wheel attachment, or sandpaper. This gives the best results and ensures proper adhesion.

If mechanical rust removal isn't possible due to access or the extent of rusting, use Teamac Rust Converter. This chemical rust stabiliser converts rust into a stable surface that can be painted over, providing an effective alternative when mechanical removal is impractical.

Step 2: Degrease the Entire Surface

Thoroughly degrease the entire metal roof surface to remove any oil, grease, dirt or contaminants. Use Coo-Var Universal Degreaser. This step is essential—any grease or oil left on the surface will prevent proper paint adhesion and lead to failure.

Apply the degreaser according to the product instructions, scrub thoroughly, then rinse with clean water and allow to dry completely.

Step 3: Sand All Surfaces

Sand all surfaces to be painted to provide a key for the primer and paint to adhere to. Use medium-grade sandpaper (80-120 grit) to create a slightly rough surface. This mechanical key is crucial for long-term adhesion, especially on previously painted metal.

After sanding, wipe down the surface with a clean, damp cloth to remove all dust and debris. Allow to dry completely before proceeding.

Step 4: Prime with SPO All Metals Primer

Applying white primer to metal roof

Prime the prepared bare metal surface with one coat of SPO All Metals Primer. Use the white version of the primer—since SPO Anti-Condensation Paint is white, using white primer ensures no colour show-through and provides better coverage.

Apply the primer evenly using a brush or roller, ensuring complete coverage of all metal surfaces. Pay particular attention to edges, overlaps and any areas where moisture might collect. Allow the primer to dry completely according to the product instructions).

Important note: If your metal roof is already painted and the existing paint is stable (not flaking, peeling or damaged), you can skip the primer step. Simply prepare the surface by cleaning and lightly sanding, then proceed directly to applying the anti-condensation paint.

Step 5: Apply Two Coats of Anti-Condensation Paint

Applying anti-condensation paint

Apply two coats of SPO Anti-Condensation Paint to the primed (or prepared existing paint) surface. The paint can be applied by brush or roller—for corrugated or profiled metal roofs, a roller often provides faster, more even coverage.

Allow the first coat to dry completely (touch-dry in 2 hours, recoatable same day) before applying the second coat. Two coats are essential for optimal condensation protection—don't skip the second coat to save time or money, as it significantly improves performance.

Coverage & Quantities

Each litre of SPO Anti-Condensation Paint covers approximately 6-8 square metres depending on surface profile and porosity. Corrugated and profiled metal roofs will require more paint than flat surfaces due to their increased surface area.

To calculate how much you need, measure the roof area and multiply by 1.5 for corrugated roofs to account for the profile. Remember you need two coats, so double your calculated quantity.

When Primer Isn't Needed

You can skip the priming step if your metal roof meets these conditions:

  • The roof is already painted
  • The existing paint is stable with no flaking, peeling or damage
  • The surface is clean and can be properly degreased
  • You can sand the surface to provide a key

In these cases, simply clean, degrease and sand the existing painted surface, then apply two coats of SPO Anti-Condensation Paint directly. This saves time and cost whilst still providing excellent condensation protection.

Where to Use Anti-Condensation Paint on Metal Roofs

This system works brilliantly on metal roofs in:

  • Garages – Protect vehicles and tools from dripping condensation
  • Workshops – Keep machinery and equipment dry
  • Sheds & Outbuildings – Safeguard stored items and garden equipment
  • Industrial Units – Protect stock, machinery and work areas
  • Agricultural Buildings – Keep livestock, feed and equipment dry
  • Warehouses – Protect stored goods from moisture damage
